UWTSD Seeks Joint Venture Development Partner for Iconic £300 million Swansea Waterfront Site


University of Wales Trinity Saint David (UWTSD) is looking for development partners to form a unique joint venture for its iconic £300 million pounds mixed-use SA1 Swansea Waterfront site.

The University, which has three main campuses in Lampeter, Carmarthen and Swansea, proposes to develop 23 acres of land at SA1 Swansea Waterfront forming part of the dockside regeneration area (SA1 estate). Eight acres of the site have been set aside for the creation of a new waterfront development for the University’s academic activity which has already commenced for completion in the Summer 2018.

The joint venture initiative will enable the development of the remaining 15 acres for residential and commercial use with the possibility of incorporating the University’s existing tenanted commercial properties within the waterfront area. The University is determined to capitalise on all opportunities from the City Deal and elsewhere to transform its landholding into an effective regeneration partnership for the benefit of the region and Wales.

The aim is to form a jointly owned development vehicle to deliver UWTSD’s vision of a vibrant mixed-use neighbourhood, which blends the University’s academic buildings with a wide range of commercial, residential, retail and leisure activities.
UWTSD is working with leading commercial agents, Cooke & Arkwright, to market the joint venture. Expressions of interest are currently being sought via Sell2Wales where the notice is listed under SA1 Swansea Waterfront.  https://www.sell2wales.gov.wales

Local businesses attended a Meet the Buyer event to learn more about the development opportunities at SA1, at The Village Hotel, in Swansea on March 16. The event featured a formal presentation outlining plans for the SA1 Swansea Waterfront development and informing businesses how they can take advantage of opportunities alongside the project. Additional opportunities for local developers to engage with the University to explore the potential of the joint venture, including the possibility of smaller development or sub-projects, are being held at the University’s Marketing Suite between now and the end of June when the formal tender process is expected to be launched.  To book an appointment phone: 01792 655405.

Interested parties are also being invited to attend a presentation in London in late April in order to explore additional funding and investment opportunities into Swansea.

Over the past 5 years, UWTSD has, and continues to invest over £100 million of its own resources into the heart of Swansea to provide opportunities for local people and companies to access high skills development in key priority areas for the region; and to utilize those skills for the benefit of the region. The University’s strategy links with the ambitions for the region by providing the support system and skills pipeline to deliver economic impact that will lead ultimately to jobs

SA1 Swansea Waterfront contributes significantly to the regeneration of the area, providing opportunities for local jobs, with Kier Construction Wales, for example, who have been appointed to deliver phase one, recently opening a new office in SA1. As part of the competitive procurement process, Kier has made a number of commitments to work with the University to ensure that the project generates wider economic benefits in the region during the construction phase of the development. Such commitments include a pledge to support the economy through the use of local suppliers and sub-contractors, including the Neath-based Cuddy Group and Swansea companies Donal Hayes & Sons and AB Glass.
The University is a key partner within the Swansea Bay City Region Deal and its major projects - the Box Village and Innovation Precinct in SA1 Swansea and Yr Egin – Creative and Digital Cluster in Carmarthenshire - will both create new jobs through the development of creative enterprise hubs and high skill accelerator schemes to grow new businesses linked to the portfolio, to further develop the skills of current businesses and attract new investment to the area. The opportunity to build on the successful bids will be at the forefront of the new opportunity. In addition, further linkages could arise if the proposed £1.3bn Swansea Bay Tidal Lagoon is commissioned as anticipated in 2017.
